FCI Community Housing Services t/a FCI CHS is a registered Section 21 non-profit organization established in July 2012.
Our institution was specifically created to act as a robust developmental and management vehicle to access state housing subsidies for the creation of rental and gap housing in the Western Cape and across South Africa.
We develop premium-quality, well-located affordable housing accommodation close to primary employment hubs, mass transport corridors, quality schools, and essential social infrastructure. Our core goal is to bridge the massive housing gap for low-to-medium income families who are excluded from the formal private credit and housing markets, specifically including:
To become a leading, state-accredited Social Housing Institution, consistently developing and managing superior-quality, highly affordable social, rental, and gap housing complexes on a self-sufficient and financially sustainable basis.
To build an organization capable of directly contributing toward the spatial restructuring of South African cities by providing well-located, affordable living units to the low-to-middle income earners excluded from traditional mortgage credit.
Our corporate rules govern our operational framework, project conceptualization, and management choices:
Consistently demonstrating why we are the first choice for quality, service, value, and structural innovation while ensuring rents remain affordable.
Maintaining highly efficient and cost-effective management across all complexes to guarantee the long-term viability of social housing assets.
Ensuring honest, principled, and fully auditable operations under deep accountability to our clients, regulatory stakeholders, and communities.
Driven by dynamic, energetic, and highly experienced housing developers and property administrators with wide expertise in the public and private sectors.
